Comparison
Treasury vs PropSpace
PropSpace is the Dubai incumbent, in the market since 2012, with deep portal and compliance tooling. Treasury is built for the part of the day that happens on WhatsApp: the first reply, who owns the lead, and how fast it was answered.
The claim
PropSpace bills every agent you hire. Treasury never counts seats, and puts a clock on every first reply.
Side by side
Treasury and PropSpace
PropSpace figures are from its own Dubai pricing and product pages, read again on 15 October 2026, when the per-user figure had moved to AED 220 from the AED 176 of our September reading. The AED 250 to 600 band is reported by third parties and conflicts with PropSpace's own figure. The RERA form list is reported rather than quoted from a PropSpace page. Ours are from our own price list.
Honestly
Where PropSpace is ahead
Credibility and plumbing. PropSpace has been selling to Dubai brokerages since 2012, sits on Property Finder's own list of Enterprise API partners, claims syndication to more than 80 portals, and generates the RERA forms and Ejari-ready documents a brokerage files every week.
It also charges nothing to set you up, runs a 7-day trial and claims a brokerage can be live within 24 hours, which is a fair promise for a back office this wide.
If listings syndication and compliance paperwork are the job you are hiring a CRM for, PropSpace does more of it today, and we will say so on the call.
The difference
Where Treasury is ahead
The first five minutes. Every enquiry goes to an agent in seconds by a rule you can read, the first reply is timed, and a lead nobody answers inside your limit moves once to the colleague with the lightest desk, with a call-now task on their screen.
The price model. Treasury never counts seats, so the agent you hire next month costs nothing extra, and one account holds every brand you run, each under its own domain and sending address, with records that never mix.
Not yet
What Treasury does not have
No listings syndication and no RERA or Ejari document generation.
No native portal sync. A Property Finder or Bayut enquiry reaches Treasury by being forwarded to your brand's lead address. A direct connection is planned.
Asked and answered
Questions
- Is Treasury a PropSpace alternative?
- For a brokerage whose leads arrive on WhatsApp and whose problem is speed to the first reply, yes. For a brokerage that needs listings syndication and RERA paperwork from its CRM, PropSpace does more of that today.
- Can I run Treasury next to PropSpace?
- Yes. You can keep listings where they are and run enquiries, routing and follow-up in Treasury. Portal enquiry emails are forwarded to the brand's lead address, so nothing has to be re-keyed.
- How does the price compare for ten agents?
- On PropSpace's own October figure of AED 220 per user, ten agents are AED 2,200 a month, around EUR 550. Treasury starts at EUR 19 a month for one brand with unlimited agents, and what moves the price is the size of the work, never the number of people.
- Does Treasury generate RERA forms?
- No. Treasury does not generate Form A, B, F or Ejari documents. It holds the client, the conversation and the deal, and the paperwork stays in the tool you use for it today.
